What are your terms and conditions?

Is GST included?
Yes, all rental prices shown include GST.
How much is the bond?
A refundable bond is required before delivery, along with your first week’s rent and delivery fee. The bond is returned at the end of your rental if the cabin is left clean and undamaged.
How do I pay rent?
Rent is paid weekly in advance by automatic payment or direct debit.
How much notice do I need to give to end my rental?
You can end your rental with 21 days’ written notice once the 6-month minimum term has passed.
What is the minimum and maximum rental term?
The minimum rental term is 6 months. There’s no maximum - you can keep your cabin as long as you need it.
Delivery and set up
What are the delivery costs?
Delivery and set-up start from $300, depending on your location and site access. We’ll confirm the exact cost with your quote so there are no surprises.
How are these cabins portable?
Our cabins are built on sturdy chassis with either single or dual axles (depending on size). This allows them to be towed by our specialised delivery vehicle and positioned on your site. They’re designed for easy relocation when needed, but not for daily towing like a caravan.
What are the site setup requirements?
You’ll need:
A level site with turning space for our delivery vehicle
Water supply with standard hose connection (25–75 psi)
A 230V three-pin power point (we supply a 10m caravan cable)
A suitable waste disposal point

What access is required for delivery?
We’ll need clear driveway access and enough space to manoeuvre the cabin. Let us know if you have narrow gates, low trees, or overhead wires so we can plan ahead.
Are building consents required?
Generally no, as the cabins are considered temporary structures. If in doubt, check with your local council.
Cabin use
Do you supply gas bottles?
Yes. A full 9kg gas bottle can be supplied with your cabin for $50.00. This must be returned full when the cabin is collected. Gas bottles are available only with our Kestrel and Norfolk cabins.
Are the cabins insulated for winter/summer?
Yes, all cabins are insulated for year-round comfort.
Do you supply furniture or are the cabins empty?
Cabins are supplied unfurnished, ready for you to set up as you like.
Can I decorate or modify the cabin?
You’re welcome to bring your own furniture and personal touches, but no structural changes or permanent modifications are allowed.
Do you allow pets in the cabins?
No, pets aren’t permitted inside the cabins.
Is smoking/vaping allowed in the cabins?
No, all cabins are strictly smoke-free and vape -ree.
What condition must the cabin be kept in?
You’re responsible for keeping the cabin clean, tidy, and secure. At the end of your rental, the cabin must be cleaned and chemical toilets emptied. If extra cleaning is needed, a fee may apply.
Support and extras
What documentation is required?
Simply complete our online application form. Once we’ve completed a credit check, we’ll send you the rental agreement to review, sign, and return. WINZ quotes are available if required.
What happens if something goes wrong with the cabin?
Contact us straight away and we’ll arrange repairs or maintenance as needed.
Are WINZ quotes available?
Yes, we’re WINZ registered and can provide quotes and invoices to support your application.
Can I view the cabin before renting?
Viewing is by appointment only. Please contact Russell by email here
Do I need insurance?
Cosy Cabin Rentals insures the cabin structure, but you’ll need to arrange insurance for your personal belongings inside the cabin.
